MNG Elliott Co-ownership or fractional ownership is a concept where multiple individuals or families own a stake in a property and pay a yearly fee for co-maintenance and management, making this a hassle-free agreement.

How MNG Elliott works

MNG Elliott’s co-ownership concept is NOT a time-sharing model, as it offers the opportunity to become a partial owner by purchasing a stake in a property. This concept divides the property into 51 fractions, each representing one week. The buyer gains proportionate legal ownership of a specific property and week(s) with the corresponding fraction(s) acquired. Ownership may be sold on in the open market or bequeathed. It can be rented out or exchanged for other resorts throughout the world by joining RCI or 7Across, exchange companies (a fee does apply).
The ownership of the property is comprised by the number of stakeholders. MNG Elliott together with a Co-Owners’ Association will endeavor to guarantee the best quality and upkeep of all properties in the group.

What type of properties can be Co-owned?

MNG Elliott has a selection of 2 & 3 Bedroom properties varying from Penthouse Apartments, 2 & 3 Bedroom semidetached villas and 3 Bedroom detached villas.

Buying into the Co-Ownership

After having selected the desired property and chosen the week(s), the legal process will take place. A holding deposit of 15% of the purchase value will be required to hold the week(s) until all the legal aspects and deeds are signed.

What are the Responsibilities of each Co-Owner?

Owning a stake in a Co-Ownership property requires compliance with set Rules & Conditions which are an integral part of the legal acquisition process and an Annual Maintenance Fee is required for the upkeep of the properties, services & legal requirements.

Occupancy of your apartment/villa is from Saturday to Saturday with the exception of weekly periods 1,2,51 & 52 which are related to fixed dates in order to avoid changeover dates falling on Christmas Day. Boxing Day or on New Years Day.

Week 1, which includes New Year commences on the 29th of the previous year.

Any days unallocated to weekly periods between week number 2 & 3 and 49 & 51 will be allocated for maintenance purposes.

The specialty colored week which appears each year in March or April indicates the week in which Easter Sunday falls.
