Am I a true owner of the property?
You become a true owner of a specific fraction of the property secured by a notarized deed and registered in the Portuguese Land Registry Office
What happens if I want to sell?
You are free to sell at any time. We are happy to help you find a buyer and perhaps even an existing Co-Owner within the MNG Elliott family that may want to purchase your fraction of the property.
Do I need to co-ordinate with the other Co-Owners in my property?
You do not need to co-ordinate with any other Co-Owner. MNG Elliott is here to make sure that we take care of everything for you. All we require you to do is arrive and indulge in a seamless, stress-free, and relaxing stay.
Is this a Timeshare offer?
No, MNG Elliott Co-Ownership is not a Timeshare. The concept of MNG Elliott is that you become a Co-owner of a specific unit, i.e., you are a registered owner via a notarized deed proportionate to the number of specific fractions (translates into the number of specific weeks for which you can occupy) you have decided to acquire.
What is included in the Purchase Price of a Fraction?
Within the purchase price the following is included:
-The agreed price of the specific fraction(s) you are purchasing
-Subsequent purchase costs (legal fees, notary fees, registry fees, purchase taxes)

Who manages and maintains the property?
Become a Fractional Owner of an MNG Elliott property and enjoy the perk of a professionally managed and maintained property. We take care of everything for you! If you decide to come with the family, friends, alone or to work remotely from home, MNG Elliott properties are ideal for any needs providing full service.Before you travel, send us a list of all your additional requirements so that when you arrive, all your personal belongings are out of storage, your shopping has been done based on request so that all you need to do is relax and enjoy the holiday
What are the running costs?
The monthly expenses for the operation and maintenance of your property are divided proportionately to the number of fractions owned by each Co-Owner. For transparency reasons, MNG Elliott prepares a budget for the year forecasting all the expected expenses which is approved by the Co-owners.
The costs are divided into 3 Sections:
Section 1: Fixed Costs (proportion based on number of fractions), for instance:
-Property related expenses, such as, property tax, insurance
-Ongoing Maintenance expenses, for example, pool and garden maintenance
-Reserve Fund to replace inventory and make larger interventions on the property when required.
Section 2: MNG Elliott fee:
-Dedicated management team delivering efficient property care
-Coordination of Co-owners
-MNG Elliott Personalized service for Co-Owners
-Coordination of third-party service providers
-Book keeping (accounts)
Section 3: Occupation based costs (charged based on consumption), for example:
-Electricity, heating, pool heating
-Laundry
-Specific Requirements
Can I rent my fraction of the property?
Yes, you can rent out your share of the property. If you wish to let your co-ownership period, you are free to do so, if you ensure that tenants respect the property as there are other Co-Owners with a vested interest in the same property. For a hassle-free experience and to be able to advertise online, we offer a professional property rental structure, where your fraction will be advertised on popular platforms like Booking.com and Airbnb as you are required to have a rental license.
Additionally, Co-Owners can take advantage of depositing their fractions with 7Across and RCI and allow to exchange their fractions to travel to other destinations around the world, at a time that suits you, if you do not wish to rent it. These platforms help maximize the value of your property share, ensuring you can still benefit from your investment, even if you are unable to occupy your property during your ownership period.
